Why Rental Owners Should Work With Real Property Management Choice

Why Rental Owners Should Work With Real Property Management Choice - Article Banner

Good property management is hard to find.

It shouldn’t be that way, but in the Gardena rental market, you might have found that partnering with a management company as committed to your property as you are is a bit of a challenge.

That’s why rental owners should work with Real Property Management Choice.

We have been working in real estate and property management for more than 20 years. We understand the local market. We’re careful about staying up to date with all of California’s strict rental laws and requirements. And, we’re invested in your success.

Our understanding of property management is that it’s a relationship business. That’s what we’re good at; building and nurturing relationships. We work well with real estate investors, rental property owners, first-time landlords, and the residents in our community who are looking for good homes. We have excellent relationships in place with vendors and contractors, insurance agents, brokers, and attorneys. Anyone you need to improve your investment experience is only an introduction away.

There are hundreds of good reasons to work with us when you’re looking for high-quality, comprehensive property management. Today, we’re focusing on a few key things that set us apart from other management companies in the area.

We Believe Everyone Can Win

A lot of rental property owners mistakenly believe we’re in an “us-versus-them” situation when it comes to residents.

The opposite is actually true. When your residents are happy, you’re happy. That’s because they’re paying rent on time, they’re taking care of your property, and they’re likely to renew their lease agreement year after year even with increased rates, saving you from the expense of vacancy and turnover.

We have a five-win philosophy at Real Property Management Choice. We believe that in order for your investment to really succeed, there must be five wins:

  • The property owner must win.
  • The resident renting the home must win.
  • Our clients have to win (and the owner’s clients, too, if that’s a consideration).
  • The vendors we work with have to win.
  • The property itself has to win.

This approach keeps us accountable as your property managers. We take care of everything in the leasing, management, and maintenance of your investment property. We try to treat all of the people we work with like they’re family because that’s really what this is; no one can have a successful experience on their own. It takes a lot of collaboration and communication, and we’re willing to lead that effort. We lead by example and we expect everyone to rise to our standards.

We Say What We Mean and We Mean What We Say

All of our property management services are comprehensive. When we say we’re a full-service property management partner, we mean it.

We also mean what we say.

When we tell you that we’re going to do something – we do it. No excuses. No long explanations. No refusals or denials. We mean what we say. There are no empty promises or shallow guarantees when you work with our team.

It’s always a surprise to us when we have new clients come in and tell us about the lack of communication and responsiveness at other property management companies with which they’ve worked. It’s important to us that all of our owners and tenants understand how much we value our partnership. We treat everyone well, and that’s what makes us competitive. People come to us not only for all of their leasing, management, and maintenance needs but also because we believe in providing an outstanding customer experience.

Our commitment to a great experience includes our processes and systems. Our level of expertise when it comes to the local market, California rental laws, and the needs of your investment property is extremely high. Owners and investors can leverage our:

  • Consistent systems and processes. We have a plan in place for everything from marketing to screening to leasing to rent collection, lease enforcement, emergency maintenance, and preventative services. We have procedures for accounting, lease renewals, and inspections.
  • Detailed legal knowledge. Our belief in professional development keeps us at the forefront of the legal landscape, which grows more complicated in California every year.
  • Outstanding relationships. We treat our clients and tenants with the respect and professionalism that they deserve.

Our goal for every owner we work with is to maximize the investment profits and minimize the cost.

Prioritizing Communication and Responsiveness

It is impossible to have a good relationship with your property manager if communication is not on point.

We’re committed to keeping our owners informed from the beginning to the end. You’ll know how the search for a new tenant is going when your property is vacant. We’ll tell you about the roof condition and the plumbing after an inspection. You can expect us to give you details and data about the neighborhood when we’re pricing your property and preparing a listing. If you’re thinking about investing and you want to know what we think, we’ll provide some information on what we think you can get in rent for a specific property and how much renovations will cost in order to get it ready for the rental market.

All of this comes from the way we prioritize communication. You need information to make good decisions. You need our knowledge and our expertise, which we are always happy to share.

Every investor and rental property owner is different. We’ll talk about how you like to be communicated with. Some of our owners want as much information as possible as often as possible. Others prefer to be more hands-off and look for a summary or a report every month, with their financials.

We’ll tell you about your income and expenses, and we’ll go into more detail, too. We’ll communicate our recommendations on what could bring in more rent or better residents. We’ll tell you how the market looks and where we see rental values trending.

Communication works both ways.

In addition to being proactive with the way we communicate to you, we are responsive when you reach out to us. You won’t be waiting days for a return phone call. You won’t wonder if your email got lost.

We love talking to people and with people. We’re good listeners, and we remain available and accessible to our owners, whenever they need us.

Tenants have an easy time reaching us as well. It doesn’t have to be an emergency for them to get our attention. We want to support them in whatever they need, whether it’s a maintenance request or an extra day to pay rent.

Resident Relations and Resident Screening

Protect Owner and PropertyOur job is to protect you as the property owner and to protect your property. We keep it in excellent condition and we make sure we hold tenants accountable to their lease agreement and the obligations that are listed in the lease agreement.

But, we work with tenants, not against them.

It’s easy for us because we’re careful about the residents we place. Our screening process conforms to all of the state, local, and federal housing laws. We are extremely mindful of fair housing requirements and restrictions.

We’re also rigorous and thorough when it comes to the leasing process. It leads to a better rental experience for everyone. Digital access self-showing technology has really taken hold of the property management industry, and there are some compelling advantages. It allows individuals to view properties at their own preferred time, reducing the need for scheduling appointments and making the process more flexible.  However, as we said at the beginning of this blog, we believe in relationships. Along with digital access, we do additional screening by phone prior to showing and in person after reviewing an application from a prospective resident.

We approve tenants with good credit scores, adequate income, and positive rental histories. Every application is screened fairly and consistently. The result is a well-qualified resident who will contribute to a positive and profitable long-term rental experience.

Before your new resident moves in, we perform preventative maintenance to minimize any potential issues. After your resident has moved in, we work with them to ensure that everyone’s needs are met. We respond right away to maintenance issues, we work through any issues they may be having, and if they run into some kind of trouble, we’re here to help them through it.

Good resident relationships are just as important as good owner and vendor relationships. We all have to work together in order to deliver the results you are hoping for as a real estate investor.

We could keep telling you about all the reasons you should work with us. Instead, let’s talk about your investment goals and your property. Contact us at Real Property Management Choice, and we’ll see if our values and our intentions align. That’s how we’ll know we should work together.

We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the Nation. See Equal Housing Opportunity Statement for more information.
