Our professional team at Real Property Management Choice conducts semi-annual inspections, sometimes with the help of a qualified home inspector. This person has been trained to quickly and effectively notice issues that have the potential to escalate in the near future. When you take the time to care about your property by conducting regular inspections, your tenants will do the same in return.
Inspections and/or reviews should happen on a regular schedule that both you and the tenants know. The first review should happen with the new tenant present during move-in week. Together, document existing damage to the home, taking pictures as you go, and write down any maintenance that needs to be performed.
After the tenant has moved in, inspections and/or reviews should happen at least semi-annually for the duration of the tenant’s stay. This is where Real Property Management Choice works to ensure lease compliance, check for new damage to the home, and check for any needed maintenance.
Finally, when the tenant is moving out, both tenant and property manager should take a final walk through of the home and note the condition. Supporting photographs should be taken as evidence, and any and all notes are uploaded to the owner’s online portal as a means to keep transparency in our communication.
