Eviction reports basically tells more about a potential tenant on things that would not usually show up on a credit report or criminal background check. Often times a landlord can meet their prospective tenant, make a decision off their first impression, finalize with a credit check ignoring or deliberately failing to run an eviction report.
A lot of tenants can have a perfect credit, great job, clean background history but still have been evicted from the house. A great credit doesn’t guarantee that a person has not been evicted in the past because there are dozens of other reasons for evictions other than non-payment. Some of these reasons include but not limited to:
- Having more residents than the specified number on the lease.
- Keeping pets in a strictly non-pet residence.
- Constantly playing loud music.
It’s frightening just how many ways renters can use to violate their rental agreement; and once you entertain such people in your property it becomes very hard to get them out. With the laws so heavily against the landlord, its annoying that these people can get away with so much, from money loss in lost rent and trashed houses.
